Die Wohnung befindet sich an bester Lage auf dem Hügel hinter der Stadt Zug mit Aussicht auf den Zugersee. Die Wohnung hat ein grosses, helles Wohnzimmer und einen Balkon, wo die Abendsonne genossen werden kann.

Es gibt zwei WCs, ein grosses Badezimmer, eine Waschmaschine sowie Einbauschränke für viel Stauraum. Ein Bus fährt alle Viertelstunde an den Bahnhof, die Bushaltestelle befindet sich 50m vom Wohnungseingang. Es gibt im Keller viel Stauraum.

Die Küche ist gut ausgestattet mit allen üblichen Küchengeräten, insbesondere einem modernen Backofen von V-Zug (2 Jahre alt).

Das Highlight des Wohnzimmers ist ein funktionierendes Cheminée und ebenfalls eine Aussicht auf den See.

Gesucht: Ein/e aufgeschlossene Mitbewohner/in welche(r) viel Wert auf Sauberkeit und Privatsphäre legt.

Steuergünstig: Ein Vorteil ist sicher auch die tiefe Steuerbelastung. Steuerbelastung 2025: Gemeindesteuerfuss 52.11%, Kantonssteuersatz 82%. Eine Anmeldung bei der Gemeinde für das Jahr 2025 ist möglich.

The apartment is located in a prime spot on the hill behind the city of Zug, offering a view of Lake Zug. It features a large, bright living room and a balcony where you can enjoy the evening sun.

There are two toilets, a large bathroom, a washing machine, and built-in closets providing plenty of storage space. A bus goes to the train station every 15 minutes, and the bus stop is just 50 meters from the apartment entrance. There is also ample storage space in the basement.

The kitchen is well-equipped with all standard kitchen appliances, including a modern V-Zug oven (2 years old).

A highlight of the living room is a functioning fireplace (Cheminée) and a view of the lake.

We are looking for an open-minded roommate who values cleanliness and privacy.

**Tax advantage:** Another benefit is the low tax burden. Tax rates for 2025: Municipal tax rate at 52.11%, cantonal tax rate at 82%. Registration with the municipality for 2025 is possible.

Tenants who also lead an active professional lifestyle will be preferred (as there is only one shower).
