**Wegen eines längeren Auslandsaufenthalts suchen wir einen Untermieter für unsere sehr schöne und helle 3,5-Zimmer-Wohnung in Dübendorf.**
Die Wohnung in einem Neubau (Fertigstellung Ende 2024) besticht durch viel Licht, zwei Balkone, einen Abstellraum innerhalb der Wohnung sowie eine sehr gute Isolierung (Minergie-Standard).
Diverse Einkaufsmöglichkeiten befinden sich in unmittelbarer Nähe ein Denner direkt um die Ecke, sowie Coop und Migros in etwa 5 Gehminuten Entfernung. Die Bahnhöfe Dübendorf und Stettbach sind jeweils in ca. 10 Minuten zu Fuss erreichbar, zudem befindet sich eine Bushaltestelle in direkter Nähe.
Die Wohnung ist vollständig möbliert sämtliche Möbel und Einrichtungsgegenstände bleiben während der Untermiete in der Wohnung.
Der frühestmögliche Einzugstermin ist der **22. September** . Wir möchten die Wohnung für mindestens ein Jahr untervermieten. Anschliessend wäre voraussichtlich eine vollständige Übernahme des Mietvertrags oder eine Verlängerung der Untermiete möglich.
Es wird eine Kaution in Höhe von drei Monatsmieten verlangt, die auf ein standardisiertes Mietkautionskonto überwiesen wird. Zudem setzen wir eine private Haftpflichtversicherung voraus.

**Bright & Modern 3.5-Room Flat in Dübendorf Fully Furnished, Available from 22 September**
We would like to temporary rent out our lovely, bright and modern flat in Dübendorf, due to a longer stay abroad.
The apartment is part of a new building (completion end of 2024) and features plenty of natural light, two balconies, a storage room within the apartment, and excellent insulation (Minergie standard).
There are various shopping options nearby a Denner just around the corner, and Coop and Migros within about 5 minutes walking distance. Both Dübendorf and Stettbach train stations are about a 10-minute walk away, and there is also a bus stop in the immediate vicinity.
The apartment is fully furnished all furniture and household items will remain in the apartment during the sublease.
The earliest possible move-in date is **September 22** . We are looking to sublet the apartment for at least one year. After that, a full takeover of the rental contract or an extension of the sublease would likely be possible.
We require a security deposit equivalent to three months' rent, to be transferred to a standard rental deposit account. A private liability insurance policy is also required.
