**Ich vermiete meine charmante, helle 2.5-Zimmer-Wohnung in Sood-Oberleimbach für 12 Monate zur Untermiete.**
Die Wohnung liegt ruhig und sonnig im Erdgeschoss und verfügt über einen wunderschönen 8 m² großen Balkon mit Blick ins Grüne. Eine große Weinrebe entlang der Balkonseite sorgt für ein besonderes Flair ideal zum Entspannen nach einem Arbeitstag.
Die Wohnung ist durch große Fenster lichtdurchflutet. Die Fenster wurden vor einem Jahr erneuert und sind daher sehr gut gedämmt. Alle Fenster sind mit Rollläden ausgestattet.
Das Wohnzimmer bietet ein großes, sehr bequemes Sofa, das sich bei Bedarf zur Schlafcouch ausziehen lässt. Ein großer Fernseher auf einem rollbaren Tisch ermöglicht flexibles Fernsehen ob vom Sofa oder vom Essbereich aus. Der Fernseher kann bei Bedarf auch platzsparend zur Seite geschoben werden.
Im Essbereich steht ein ausziehbarer Tisch mit vier Stühlen (auf den Bildern sind drei sichtbar, der vierte steht dezent im Wohnzimmer hinter einer Pflanze). Die Küche ist mit einem Gasherd, einem Reiskocher, einer Heißluftfritteuse sowie einem Kühlschrank mit Eisfach ausgestattet perfekt für Hobbyköche.

Das Schlafzimmer ist ausgestattet mit einem komfortablen Bett, einem großen Kleiderschrank und einem praktischen Schreibtisch ideal fürs Arbeiten im Homeoffice. Zusätzlich bieten drei Einbauschränke im Flur viel Stauraum.
Im Keller ist ein Waschraum mit Waschmaschine der vom ganzen Haus genutzt werden kann.
Die Wohnung is in einer Seitenstrasse gelegen und daher schön ruhig, bei offenem Fenster höhrt man das Vögelgezwitscher anstatt Autolärm. Die Lage ist sehr gut angebunden: In ca. 6 Minuten erreichst du zu Fuß den Bahnhof Sihlcity (Zürich HB in kurzer Zeit erreichbar). Zur Bushaltestelle Richtung Adliswil sind es nur 5 Minuten. Einkaufsmöglichkeiten wie Lidl (6 Minuten zu Fuß), Aldi, ein Baumarkt und ein Fitnessstudio befinden sich ebenfalls in der Nähe.

The apartment is quietly and sunny located on the ground floor and features a beautiful 8 m² balcony with a view of greenery. A large grapevine along the balcony adds a special flair perfect for relaxing after a day at work.
The apartment is filled with natural light through large windows, which were replaced just a year ago and are therefore very well insulated. All windows are equipped with shutters.
The living room offers a large, very comfortable sofa that can be converted into a guest bed if needed. A large TV on a mobile stand allows flexible viewing whether from the sofa or the dining area. The TV can also be pushed aside to save space when not in use.
In the dining area, theres an extendable table with four chairs (only three are visible in the photos; the fourth is subtly placed behind a plant in the living room). The kitchen is equipped with a gas stove, rice cooker, air fryer, and a refrigerator with freezer compartment perfect for hobby chefs.
